| La Fortuna will provide 41 low-income families with
both an affordable home and an affordable mortgage in a new housing
development in Renton.
La Fortuna will be built in four phases from 2010—2014.
The first 11 homes will be built beginning in the winter of 2011.
These townhomes will be built in a total of eight buildings varying
in size from three to nine units each. Environmental stewardship
and long-term affordability will be ensured by constructing the
townhomes to achieve or surpass Energy Star building standards.
La Fortuna is located in Renton’s Benson Heights neighborhood,
off Petrovitsky Road in an area zoned Residential Multifamily.
The property is vacant land within an area of residential homes
built from approximately 1960 to 1970. The site is an "L"-shaped,
4.51 acre lot with a road and utilities (electricity, sanitary
sewer and water) already installed. There are no buildings on
the site, no structures to demolish and no tenants to relocate.
Half of the site will be dedicated to open space.
La Fortuna enhances the continuum of housing in King County. Potential
buyers for the La Fortuna homes will be identified by partnering
with providers of transitional and supportive housing. This process
will make space available in those units for families leaving
emergency shelters. In this way, the La Fortuna project intentionally
and proactively enriches the continuum of housing and enhances
efforts to end homelessness in King County.
La Fortuna is a collaborative Habitat effort. The project will
be implemented by integrating the operations of two distinct and
successful affiliates. Not only does this collaboration avoid
the creation of a separate affiliate organization, it will increase
the capacity of each affiliate to serve more families without
increasing overhead and/or the fully-loaded per-unit costs. It
is envisioned that this project will inspire others in Habitat
for Humanity to actively seek and implement collaborations that
substantially increase capacity and community impact.
